Project Overview
The project involved the preparation of a Heritage Impact Assessment (HIA) for a proposed residential development located within the regulated zone of the protected monuments Chor Minar and Idgah in Hauz Khas, Delhi. The scope included assessing the potential impact of the proposed intervention on the heritage structures and their surrounding context, and developing mitigation strategies to ensure minimal adverse effects on the monuments and the integrity of the regulated area, in compliance with the guidelines of the National Monuments Authority.
Role, Responsibilities & Outcome
As Conservation Architect and Team Lead, the work involved site visits and a detailed assessment of the historical and architectural significance of Chor Minar and Idgah, along with their immediate urban context. The scope included studying and mapping the surrounding urban fabric, including development patterns, building heights, and land use within the prohibited and regulated zones.
The role required close coordination with the client, architects, and other project stakeholders, along with a comprehensive review of proposed architectural drawings, statutory permissions, and applicable development regulations, including FAR, parking provisions, and service infrastructure requirements.
Potential visual, physical, and contextual impacts of the proposed development on the heritage structures were identified, and appropriate mitigation measures were recommended. The team guided design revisions to address heritage sensitivities and regulatory constraints, ensuring alignment with conservation principles.
The Heritage Impact Assessment report was prepared as part of the statutory submission to the National Monuments Authority, accompanied by presentation materials. The project contributed to informed decision-making and facilitated a heritage-sensitive approach to development within a regulated zone, ensuring the protection of the monuments and their setting.
