Project Overview
The project involved the preparation of a Heritage Impact Assessment (HIA) for a proposed residential rehabilitation development located within the regulated area of the protected monument of Mahakali Caves, Mumbai. The scope included assessing the potential impact of the proposed intervention on the monument and its surrounding protected and prohibited zones, and developing appropriate mitigation strategies in line with statutory guidelines.
Role, Responsibilities & Outcome
As Conservation Architects, our work included site visits and analysis of the historical and cultural significance of the Mahakali Caves. The scope involved reviewing the proposed development in the context of surrounding urban patterns, including growth trends, building heights, and land use within regulated and prohibited areas. We coordinated with the client, architects, and project stakeholders, and reviewed drawings, permissions, and applicable regulatory frameworks, including FAR, parking provisions, and service infrastructure norms.
Potential impacts of the proposed development on the heritage site were identified, and mitigation strategies were proposed to address these concerns. The team guided design revisions to align with heritage sensitivity and regulatory requirements. The Heritage Impact Assessment report was prepared and presented to the National Monuments Authority, supporting informed decision-making for the project while safeguarding the integrity of the protected site.
